FAQ — Alta Vista: Resort Restrictions

Tahoe-Donner is a resort with strict homeowners association guidelines and assesses heavy fines if these regulations are not observed. These rules include, but are not limited to:
NO CHARCOAL GRILL (June - November) anywhere in Truckee or Tahoe-Donner: this is a super-strict Tahoe-Donner fire prevention rule; use of a gas grill in proper location is OK. Penalties for non-compliance are fierce (starting at $5000).
Gas Grill OK but must be located 10 feet away from anything. This — nonsensical — rule is issued by the Town of Truckee and essentially requires that you wheel the gas grill into the middle of our driveway for permitted use.
NO littering: trash must be securely locked inside the metal bear box (guests must take any not fitting trash back home upon departure). Under no circumstance lave a trash bag outside near the bear box, hoping the garbage service will pick it up. Wildlife (i.e., bears) will tear up the bags and create a mess; and the contents is likely harmful to them, and they will get dependent on finding foods at that location.
NO light disturbance: outside lighting must be off between 10:00 PM and 7:00 AM, except for ad-hoc use. (We have installed timer switches at most outside lighting circuits, but not where 3-way switches are involved).
NO noise disturbances: no amplified music or other noise disturbance, on decks or elsewhere on private TD properties, at any time, 24/7.
NO parking on road: renters' vehicles must all be parked in the garage or driveway or private parking area - summer and winter. (we have three parking spaces as allotment at Alta Vista).
NO smoking: Smoking is prohibited anywhere on TD roads or the trail system (also prohibited inside of Alta Vista).
Keep dogs on leash: everywhere at all times (we do NOT permit dogs on the premises of Alta Vista).
NO trespassing onto neighboring properties or commons: there are no fences; stay on trails - please respect the privacy.
NO flying of drones or unmanned aircraft: rule applies anywhere in Tahoe-Donner.
NO clothes drying in view from neighboring properties or commons: Note that we do have clothes lines in the garage that work well during the summer months).
Our Renters will be responsible for all violations committed by members of their party, and for all resulting penalties, irrespective of the amount of the security deposit previously paid for the rental.
