Fees - what fees, if any, are you paying when you rent from ACViews?

When you book your vacation through ACViews, you pay for rent, cleaning, and the required taxes. You pay for no hidden fees or other expenses.

Our family has owned Casa Pacis as a personal vacation home and made it available for vacation rentals since 1983 (Bella Vista since 1993, and Alta Vista since 2004, Casa de Luz since 2008, Alegria since 2012, and Amor since 2023), providing multi-day rentals during these years to multitudes of guests.

In addition to featuring our homes on this "ACViews" website (the name stands for “Affordable Comfort and Views), we list them sometimes with reputable vacation rental listing sites, such as "Airbnb" and “VRBO.” These listings sites provide booking service and charge a substantial fee for their services (about 20% of the amounts our guests are charged). They add these charges on top of all rental related charges. Therefore, as guests you end up paying for the rent (and housekeeping costs and taxes) PLUS THESE COMMISSIONS AND FEES.

When guests book directly with us, such as via our website, we charge the same RENTAL amounts as for bookings via the listing agency, but we do NOT CHARGE ANY BOOKING FEES on top of that. Direct bookings via acviews.com are, therefore, ABOUT 20% MORE AFFORDABLE
THAN BOOKINGS FOR THE SAME ACCOMMODATION AND DATES VIA AIRBNB, VRBO, OR ALIKE.

The upshot is that we offer our guests avoidance of substantial third-party service and booking fees by encouraging booking directly through us, WITHOUT CHARGING EXTRA FEES.  See also here.

All bookings in California for periods less than 31 days are subject to Transient Occupancy Taxes (TOT; 12% in Sea Ranch and 13.25% in Tahoe-Donner). These taxes are significant, and, considering other discounts then offered, rentals for “extended durations” of 31 nights or longer are, therefore, relatively much more cost-effective than short-term rentals. For example, it usually works out that a booking by the same party of Alta Vista Chalet for 31 nights ends up costing, in bottom-line total, less than a typical rental for just two weeks would amount to (details at https://www.acviews.com/alta-vista-pricing-and-rental-information). For our rentals in Brazil we charge an all-inclusive daily rent until, on day 15, the monthly rent is reached, and the next 15 nights are then free of charge. There is, of course, no requirement to stay in the rented property for the entire time, but if you contemplate to stay just a day or two beyond two weeks, you are typically better off booking for 31 nights than for the exact number of days you project to be there. Of course, we cannot permit subletting.

In addition, bookings at Sea Ranch are subject to a 3.5% Sea Ranch Association Short Term Rental fee on short term rents.
