Hot Tub

THIS IS A HOT TUB, NOT A JACUZZI TUB. THE JETS ARE INCIDENTAL AND MUST NOT BE CHANGED. THEIR CURRENT SETTING IS REQUIRED FOR PROPER FUNCTIONING OF THE OZONE SANITATION. PLEASE resist the temptation to tamper with the jets.

We offer the hot tub as an optional rental amenity for a separate fee of $40 per rental. For Airbnb, HomeAway, or TripAdvisor rentals, this fee is incorporated in the housekeeping fee and will be rebated after completion of the rental if the guests state at the time of booking that they will not use the hot tub). In the unlikely event that the hot tub is not operational, and our hot tub service contractor cannot fix the problem in a timely fashion, we will refund the $40 paid use fee.

USE OF THE HOT TUB IS AT GUEST’S OWN RISK. Our hot tub is serviced by a professional contractor prior to each rental. It is and sanitized with a combination of ozone and bromine. While sanitation with ozone and bromine, each by itself, is a highly effective sanitizing agent, and the two are synergistic in their sanitation effect, there is always a finite possibility of an unforeseen malfunction out of our control. People who are sensitive to such chemicals or water-born skin irritations should refrain from using the hot tub.

================================

The hot tub is built into the deck off the master bedroom. The controls are on the wall below the kitchen window.

NO children in hot tub without constant supervision
Never step on hot the tub cover — it is not designed to walk on and will break (replacement cost over $700).
NO washing of wet suits in the hot tub
NO sand from the beach in the tub ***
NO abalone handling in the tub
Cover position: It is perfectly adequate (and much easier) to fold the cover only half-way.

=====================================================================================

To conserve energy, we keep the water temperature at about 80 degrees F when not in use, and ask our guests to set it to their desired target temperature upon arrival, and back to 80 degrees before departure. Plan for about 3-4 hours heating time to reach that temperature (rate of heating is about 7 degrees per hour).

We do not advise a hot tub temperature setting of more than 101 degrees. Please note that the actual water temperature is three degrees higher than the setting, i.e., if you want 101 degrees, set to 98 degrees. 104 degrees (101 deg setting) is generally considered the maximum healthy temperature; and even that may be too high for people with health challenges, such ss hypertension. USE OF THE HOT TUB IS AT GUESTS’ OWN RISK.

Keep the cover on at all times to avoid unnecessary heat loss.

Control System & Misc. Features:

Hot tub control on house wall (under window), showing 100-degree temperature setting (yielding 103 degrees actual water temperature). Arrow shows button to press to change temperature.

  • Buttons: Use the buttons on as you like - they will automatically re-set to stand-by settings after 20 minutes.

    — The first (left) button on the controller operates the pump (first low speed, second high speed, third off)*
    — the second button is designed for the air bubbler (which is disabled: THIS HOT TUB HAS NO AIR BUBBLER)
    — the third button is deactivated at Bella Vista
    — the forth (right) button is for the temperature adjustment.**

  • The fully automatic control system will turn the pump to low speed and the heaters on if the temperature at the sensor drops by one degree, run for about half a minute, and turn everything off again.****

  • Filtering: In addition to automatic temperature adjustment, the pump will also periodically come on automatically for the necessary filtering. Every 8 hours the automatic electronic system moves through a complete low speed and high speed cycle, lasting about 2 minutes (see here for more in this).

  • Jets:  Do not change the settings of the jets (proper setting is required for correct functioning of the ozonator).
    These jets are very fragile — please do NOT ADJUST them.

  • Water level: should be about 4-6" below rim of tub; use the garden hose to add water. Our hot tub service contractor will fill the tub to the proper level, and you will likely not need to add water.

______________________________

* When the tub is in the active heating mode, the "off" mode will still have the pump running at low speed.

** That same button is used for up and down temperature control. Press and keep holding the button until it has reached the desired temperature. If you missed it, press and hold again and see it go in the other direction. Minimum and maximum settings are approx. 65 degrees and 104 degrees, respectively. Note that a few seconds after such re-set, the controller will revert to indicating the actual, not the set temperature.

*** Even small amounts of sand will damage the pump system and cause expensive repairs.

**** Should this bother you at night, you can simply set the thermostat (right, red button) to a significantly lower temperature setting, say, to 80 degrees, which will give you several hours of quiet time until the water temperature at the sensor location has dropped to that level and the pump will do its thing once again). Next morning, don't forget to set the temperature back up to your target temperature).
