Hot Tub
In January, 2024, we installed a new heater and control system, which is substantially different from the prior system which it replaced and which a repeat guest may be accustomed to.
If these instructions are too complicated, or when a problem arises, please text or call Klaus at 408-731-0794.
———————————————————-
THIS IS A HOT TUB, NOT A JACUZZI TUB. THE JETS ARE INCIDENTAL AND MUST NOT BE CHANGED. THEIR CURRENT SETTING IS REQUIRED FOR PROPER FUNCTIONING OF THE OZONE SANITATION. PLEASE resist the temptation to adjust the jets.
We offer the hot tub as an optional rental amenity for a separate fee of $40 per rental. This fee is incorporated in the housekeeping fee and will be rebated after completion of the rental if the guests state at the time of booking that they will not use the hot tub. In the unlikely event that the hot tub is not operational during the guest’s stay, and our hot tub service contractor cannot fix the problem in a timely fashion, we will refund the $40 paid use fee.
———————————————————-
USE OF THE HOT TUB IS AT GUEST’S OWN RISK. Our hot tub is serviced by a professional contractor prior to each rental. It is sanitized with a combination of ozone and bromine. While sanitation with ozone and bromine, each by itself, is a highly effective sanitizing agent, the two are synergistic in their sanitation effect. Nonetheless, there is always a finite possibility of an unforeseen malfunction out of our control. People who are sensitive to such chemicals or water-born skin irritations should refrain from using the hot tub.
———————————————————-
The hot tub is built into the deck by the side of the master bedroom. Please adhere to:
— NO children (if permitted by exception) in the hot tub without constant supervision
— Do not step on hot the tub cover — it is not designed to walk on and will break (replacement cost over $700).
— NO washing of wet suits in the hot tub
— NO sand (e.g., from the beach) in the tub ****
— NO abalone handling in or near the tub
— Cover position: It is perfectly adequate (and much easier) to fold the cover only half-way, rather than removing/opening it entirely.
———————————————————-
Note that the rate of heating is about 7 degrees per hour. Keep the cover on at all times when not in use, to avoid unnecessary heat/energy loss. We suspect (but have not been able to verify if this also pertains to the new system installed on 1/10/24) that the actual water temperature is about 3 degrees hotter than the read-out indicates. So, if you desire 102 degrees, set the controls to 99 degrees.

Control System & Misc. Features:
Controls are on the rim of the tub (easily accessible when you lift the ocean-side half of the hot tub cover, standing on the deck below). For temperature adjustment and pump control follow the manufacturer’s instructions (see Photo 1). *
Adjust the water temperature with prudence. **
The fully automatic control system will turn the pump to low speed and the heater on when the water temperature drops by about one degree, run for about a minute, and then turn everything off again.***
Filtering: In addition to automatic temperature adjustment, the pump will also periodically come on *** automatically for the necessary filtering. Furthermore, occasionally the automatic electronic system moves through a complete low speed and high speed cycle, lasting about 2 minutes.
Jets: Do not change the settings of the jets (proper setting is required for correct functioning of the ozonator).
These jets are mechanically very fragile — please do NOT try to ADJUST them also for that reason.Water level: should be about 4-6" below the rim of the tub; use the garden hose to add water. Our hot tub service contractor will fill the tub to the proper level, and you will likely not need to add water during your stay.
Avoid introducing sand (such as from swimwear or objects from the beach) into the hot tub.****
______________________________
NOTES:
* When the tub is in the active heating mode or in the filtering mode, the pump will be running at low speed by design and cannot be turned off.
** We do not advise a hot tub temperature of more than 102 degrees (i.e., set to 99 degrees on the read-out, considering the incongruity between actual water temperature and the read-out); and even 102 degrees may be too high for people with health challenges, such as hypertension. USE OF THE HOT TUB IS AT GUESTS’ OWN RISK.
*** Should the sounds of the pump bother you at night, you can simply turn the entire hot tub off by flipping the white circuit breaker lever (located in the small sub-panel in the breeze way between the house and the garage building) from left to right. Next morning, or at latest before you depart, don't forget to turn it back on).
**** Even small amounts of sand will damage the pump system and cause expensive repairs.
